1,000-1,100 lots and dwellings across a range of densities and housing typologies.Significant investment in water and transport infrastructure including roading, stormwater and wastewater networks, walkways and cycleways, and a bridge upgrade on Horseshoe Bush Road.

John Bolton
John Bolton (JB) is one of New Zealand's most influential voices in housing, property finance, and residential development, with more than 30 years' experience spanning banking, mortgage advisory, and development finance.
After senior leadership roles at ANZ and Westpac, he founded Squirrel in 2008 with a vision to create a fairer financial system for New Zealanders. Since then, he has grown Squirrel into one of the country's largest mortgage brokerages, facilitating more than $3 billion in residential lending annually. That scale gives him a unique perspective on housing demand, buyer behaviour, and market trends across New Zealand.Over the past decade, he has led Squirrel's evolution from a mortgage brokerage into a diversified financial services business spanning investment, property finance, and construction lending. Today, Squirrel Property Finance has originated more than $1.7 billion of construction lending across more than 1,500 residential development projects and is on track to fund over $1 billion of residential development lending this year.
Passionate about improving New Zealand's built environment, he is spearheading a multi-year research partnership with TRA to help developers better understand buyer preferences, housing demand, and the factors that drive successful residential developments. The programme is providing valuable market intelligence to the development community, helping shape better housing outcomes and stronger project performance.

Simon Clatworthy
Simon Clatworthy is the founder and director of Corvara Capital Consulting, a boutique professional services firm based in Sydney, Australia.
Simon brings over 35 years in financial management and corporate financial services, having worked for merchant banks, high net worth individuals and as an independent corporate advisor. Simon has advised on numerous M&A transactions on both the sell and buy side, as well as facilitated successful mergers.Over the last 20 years, Simon has focussed solely on privately owned businesses, working with owners and executive teams in getting businesses ready for sale and, if required, assisting in the sale process. Through Corvara Capital, he advises family and private business owners on strategy, business performance, strategic remuneration design, and maximising business value.
For more than 10 years, Simon has worked in an advisory capacity across a number of Ryan Matthews’ business ventures in Australia and New Zealand. With specific reference to Tuakiri, Simon has provides services with a specific emphasis of strategy, finance and accounting.
Prior to founding Corvara Capital, Simon held senior management and advisory positions including Investment Executive for Cullen Investments in Australia and New Zealand, which involved assisting in the management of merger and acquisition activities as well as providing directorship and corporate advisory services. His earlier career also included Associate Director at Bancorp Corporate Finance, and roles at Sibson & Co, Gates Opticians and Telecom New Zealand.
Simon holds a Master of Business Administration and a Bachelor of Commerce from the University of Auckland and is a Member of Chartered Accountants Australia and New Zealand.
His combined experience across corporate finance, M&A, governance, and his long-standing connections to both Australia and New Zealand make him well suited to support Tuakiri Property's strategic direction.
Andrew Crosby
Managing Director, Xpect Property Limited
Andrew has developed projects ranging from large residential subdivisions, terrace homes and apartments to mixed use, retail and office across New Zealand and the United States. He has navigated all phases of the development pipeline—private and public sectors, good markets and bad.As Project Director and CEO at Universal Homes, Andrew led the 42Ha WestHills subdivision: 1,500 homes, $1.3B delivery. The project demanded complex infrastructure sequencing and staged civil and housing rollout across multiple years.
With Tuakiri, Andrew provides strategic advisory on large-scale house-and-land development—from consent phase through governance. His focus: risk mitigation and enabling efficient, profitable delivery once construction and marketing commence.
Andrew lectures Property Development at Unitec, holds UDINZ founding board membership, and has authored four books on property strategy and development. He holds degrees in Architecture and Property from the University of Auckland
