Tuakiri means identity in Te Reo Māori.
For us, it reflects a connection to people, place, and the responsibility that comes with shaping land and communities with care and long-term thinking.Founded on Auckland’s North Shore in 2020, Tuakiri began through residential development, delivering architecturally considered homes with a strong focus on quality, scale and detail. Under the leadership of founder Ryan Matthews, the business has evolved into a significant land and property development company focused on greenfield opportunities, predevelopment, and creating land lot outcomes for builders and future communities across Aotearoa.
Today, Tuakiri combines practical development expertise, strong relationships, and a disciplined approach to delivery, shaping land, homes and communities with identity at their core.

Tuakiri is led by founder Ryan Matthews.Ryan began in the construction industry at 19 and has spent over 20 years building, problem-solving and developing a deep understanding of what creates lasting outcomes in property.He is driven by the challenge of development, the ability to take something raw, shape it through process and decision-making, and deliver something that holds value over time.
His approach is hands-on, design-aware and outcome-focused. He cares about how things look, how they function, and how they are experienced.

What began through residential development has grown into a business focused on land development as the lead discipline supported by a proven capability in delivering townhouses and premium homes.

Stefan leads Tuakiri’s growth through the sourcing, evaluation and acquisition of high-quality land opportunities.
With a strong background in new-build development and land sales, he brings a practical understanding of both acquisition and delivery — helping identify strong opportunities, reduce risk and support Tuakiri’s long-term growth strategy.

Callum specialises in the sale of land sections within greenfield subdivisions, bringing over 12 years of experience across New Zealand and Asia.
Fluent in Mandarin, he works across both local and international markets, helping deliver high-quality outcomes for buyers and customers through strong market insight and development knowledge.

Limin leads the delivery of Tuakiri’s residential construction projects, managing the end-to-end lifecycle of developments from planning through to completion.
With over 30 years of experience across the residential and construction industry, she brings deep expertise in construction management, programme delivery and maintaining high standards across every stage of a project.

Rebecca is a Chartered Accountant responsible for overseeing financial management, reporting and compliance across the business.
Her structured and detail-focused approach helps ensure strong financial oversight and supports the smooth operation of Tuakiri’s developments and wider business activities.

Daniel manages the construction delivery of Tuakiri’s residential developments, overseeing site operations, programme coordination and subcontractor management.
He holds a Bachelor’s degree in Civil Engineering and brings strong hands-on construction experience, helping ensure projects are delivered efficiently, safely and to a high standard.

Camilla supports project coordination and documentation across all stages of development, including subdivision processes and resource consent compliance.
She works closely with consultants, builders and councils to ensure projects progress smoothly and consent requirements are managed efficiently.
Camilla holds a degree, bringing strong organisational skills, attention to detail and a practical understanding of regulatory processes to the team.

Richard supports the delivery team across project coordination, stakeholder communication and on-site engagement.
Working closely with the Project Manager and wider team, he assists with neighbour liaison, buyer support and day-to-day project coordination to help ensure a smooth experience throughout the delivery process.

Fiona supports Tuakiri’s operations across project coordination, documentation and team communication.
With experience in digital design tools and administration support, she helps maintain clear communication, organised workflows and well-presented project documentation across the business.

Sofie supports Rebecca in delivering accurate financial management, reporting and compliance across Tuakiri Property.
With a practical and cooperative approach, Sofie manages Accounts Payable and supports key day-to-day finance processes. Her attention to detail and willingness to help ensures financial information is reliable and well maintained, contributing to the smooth running of Tuakiri’s operations.

Yuan Ming oversees landscaping delivery across Tuakiri’s developments, ensuring each project is completed to a high standard with strong attention to detail and finish.
He also supports day-to-day site operations, working closely with the civil and construction teams to help keep projects progressing smoothly and efficiently.

Tuakiri manages the full predevelopment process, including land acquisition, feasibility, planning and consenting, civil works coordination, compliance, and title delivery, creating sites that are ready to build.

Projects are usually completed within 12 months from the purchase of the property.
Yes! We specialise in boutique developments at an affordable price. We offer more premium homes for first-home buyers and other home buyers (compared to investors) that include things like higher-spec bathrooms, more architectural design features, and better landscaping.
Absolutely. We change our properties based on the target market. This means our investment properties have harder-wearing materials that are easily replaced if the tenant breaks something.
